Together with Grainger plc and the London Pensions Fund Authority, Linkcity developed Millet Place at Pontoon Dock as part of the £8bn regeneration of the Royal Docks.
Located next to the Thames Barrier Park in East London, and a minute from Pontoon Dock DLR station, Millet Place is made up of 154 high-quality private rented homes and 82 affordable homes located in three buildings rising between five and 14 stories. The project features new shops, landscaping, improved access to the park, as well as a gym, a residents’ lounge and rooftop space with views over Thames Barrier Park.

The masterplan for Pontoon Dock required the introduction of carefully placed taller buildings into a dense, urban landscape of low to medium-rise buildings and the Thames Barrier Park. The key objective was to attain a high level of overall density while retaining as much sunlight exposure as possible. To achieve this, we developed strategic breaks between the blocks, using light-reflecting materials on the courtyard façades to maximise the daylight flooding into the homes.
The site’s proximity to Pontoon Dock DLR station and neighbouring uses presented a number of constraints but Linkcity engaged early to fully understand and meet the rail authority’s regulations, standards, and technical requirements. The number one priority was that our design ensured the complete safety of construction workers, local and neighbouring residents, DLR train users and assets, visitors to the adjoining Thames Barrier Park, and all nearby stakeholders.
Our proactive approach to delivering social value through our projects is exemplified through this development. The site recently achieved a score of 48 out of 50 for the Considerate Constructors Scheme, the highest achievable score in the UK. The project was also the first in the UK to be awarded TopSite status. We managed this by installing a water recycling wheel wash system that minimised water consumption, Tarmacking all haul roads around the site to mitigate dust emissions and limit water use and composting food waste using a wormery.
