Project Overview

We delivered a design, build, finance and operate transaction to transform existing residences at the university’s College Lane Campus in Hatfield.

Working together with the University of Hertfordshire in Hatfield, Uliving upgraded existing student rooms and built over 2,500 new ones alongside new sports pitches, a gym and social spaces.

The University of Hertfordshire appointed Uliving to finance, design, build and operate the College Lane Campus in Hatfield, approximately 20 miles north of London. As part of the project, Uliving acquired 1,561 existing student bedrooms of which 1,061 were demolished and 500 refurbished. Additionally, we built 2,511 new bedrooms delivered over three stages, providing a total of 3,011 bedrooms.

A Full-service Approach

Uliving undertook and managed the full development of the transformation of the University of Hertfordshire’s College Lane Campus which was delivered in three phases. Our responsibilities included securing full planning consent for the site in Hatfield, managing the community engagement and consultation process and financially appraising the scheme and ensuring a best-value land receipt for the university. 

Once these elements were secured, we put in place a viable funding solution and then set about the demolition, remediation and construction of the new buildings within a live learning environment. The three-year scheme was completed alongside the associated infrastructure and public realm projects and particular care was paid to minimising pollution (noise, dust, etc.) to avoid disturbing the students who were on the site.

A Sustainable Solution

Subject to stringent environmental standards, at the time of delivery in 2016, the campus was the most advanced in the United Kingdom in terms of sustainability. The timber-frame buildings are equipped with their own energy-production infrastructure based on a power and heat cogeneration system. They were awarded a BREEAM Outstanding rating, the highest-level environmental standard.
