A large, mixed-used regeneration scheme on a six-acre site which has transformed and revitalised the heart of Addlestone, a town in north Surrey.

The first of a two-phase regeneration scheme we undertook on behalf of Runnymede Borough Council, Addlestone One carefully integrated new housing, retail and leisure facilities into the existing town centre.

Addlestone One is a large, mixed-use regeneration scheme designed to transform the heart of Addlestone, a commuter town which lies within the M25 to the south of London. The development reflected the council’s aspirations to create both vibrant daytime and evening economies as well as providing new homes. Delivered in two phases, Addlestone One was designed to seamlessly integrate new apartments, a hotel, several retail units including a mini supermarket and a leisure space into the town centre.

Two-phase approach

The first phase of construction included 109 residential apartments, a Premier Inn hotel, a mini supermarket, further retail units, a split-level car park and a new service road. The second phase added, among service facilities, a further 104 apartments, a six-screen cinema, 16 retail and F&B outlets and another car park. Addlestone One was forward purchased by Runnymede Borough Council, who was also the procuring authority and landowner.

Adapting to fast-paced change

Although Linkcity had designed the scheme based on robust market feedback from our retail partners and professional advisors, during the planning process we recognised that the dramatic and fast paced changes to the retail environment meant the scheme was no longer in line with market demand. As a result, we undertook a substantial redesign of the proposed supermarket to reduce it in size and increase its prominence in the high street. Despite being a late design change in planning terms, we worked closely with the council as both development partner and planning authority to ensure the smooth progress of the amendment. As a result of our dynamic and flexible approach, all the objectives of the partners were met.
